BTR - seems to be gaining traction as a housing solution. As it should. But the elephant in the room for me is GST treatment for Build to Rent, a cost to factor in as I commence 60 affordable BTR homes in regional Qld. One of the UDIA recommendations in the National Build-to-Rent report, states: "Provide at-market BTR with same effective GST treatment as Build-to-Sell by allowing at market BTR to claim back GST during the development".

Of course, it follows, this needs to extend specifically to affordable BTR projects meeting the needs of the low-medium income population. The ability of the private market to deliver more housing in the form of BTR remains undermined by inconsistent tax laws. The time to fix our tax legislation is now.

ALL barriers to expanding our BTR market need to be removed as a matter of urgency.
